Remodeling in Mountain View
Mountain View remodeling, from Monta Loma moderns to downtown cottages.
We have remodeled in Mountain View, and it is one of the most straightforward cities we work in: the planning department itself states there is no discretionary design review for single-family homes, permits file electronically, and the housing stock, from Monta Loma's mid-fifties mid-century moderns to Old Mountain View's early cottages and the newer townhome belts, rewards exactly the kind of work we do.
That mid-century stock is the sweet spot. Monta Loma alone carries hundreds of modernist tract homes from Eichler and his contemporaries, houses whose bones deserve better kitchens, better glass and better insulation than the fifties gave them.
City hall, handled
Permits in Mountain View, handled for you.
Every building permit files electronically through the city's ePermits system, and single-family homes benefit from a same-day permit path for like-for-like replacements and simple upgrades, water heaters, panels, reroofs and the like, issued online without plan sets. Full remodels and additions go through standard electronic plan check, which we run end to end.
For ADUs, Mountain View maintains a preapproved program for detached units where the building itself is already approved and the city reviews only your site and utilities, with the city's own page citing up to thirty days of time saved. There is also a legalization pathway for existing unpermitted units.
The one local rule that shapes additions: the heritage tree ordinance. Trees over a set circumference, and oaks, redwoods and cedars at smaller sizes, need a removal permit that is processed with, not before, your building permit. We design around the canopy from the first sketch.
The housing stock
What Mountain View homes ask for.
Monta Loma's modernists want what every good mid-century wants: the kitchen opened without burying the post and beam ceiling, glazing replaced to modern energy code without losing the wall-of-glass character, and the flat roof done properly. We treat those houses as architecture, because they are.
Elsewhere the city's ranches and cottages ask for the classics, second bathrooms, primary suites, opened plans, and the flat lots make ADUs a strong play: state law keeps review ministerial on a 60-day clock, caps side and rear setbacks at four feet, and bars replacement-parking demands when a garage converts.

What Mountain View homeowners ask us.
Is design review required for my Mountain View remodel?
For single-family homes, the city itself states there is no discretionary design review. Your project needs building permits and code compliance, not a beauty contest. We handle the permits electronically through ePermits.
How does the preapproved ADU program work?
The city has already approved the ADU designs in the program, so plan review covers only your site and utilities, which the city says can save up to thirty days. We build from those designs or draw custom, whichever fits your lot and budget.
What about the trees on my lot?
Mountain View's heritage tree rules protect trees over a set size, and oaks, redwoods and cedars at smaller sizes. Removal permits ride along with the building permit, and we design additions around protected canopy from the start.
Which neighborhoods do you serve?
All of Mountain View: Monta Loma, Old Mountain View, Cuesta Park, Waverly Park, Rex Manor, Whisman and the rest. The showroom is ten minutes down Central in Santa Clara.
